A Commercial Energy Performance Certificate (EPC) is a legal document that rates the energy efficiency of a commercial property on a scale from A (most efficient) to G (least efficient). It provides information about the building’s energy use and recommendations for improving efficiency.

All buildings except listed buildings, places of worship or temporary buildings that are used for less than 2 years require an EPC.

The Minimum Energy Efficiency Standards (MEES) in the UK are currently set at an E-Rating. This means that any building achieving lower than an E-Rating cannot be sold or let. The MEES are set to change in 2030, upgrading the minimum to a C-Rating. At JosTec we have the expertise to help guide you to achieving that all important rating.

When do you need a Commercial EPC renewal?

An EPC is valid for 10 years. If yours is approaching expiry, or if you have made changes to your building’s energy performance (such as installing new HVAC systems or insulation), a new assessment is required. You may also need to renew it as a request from a buyer or tenant, particularly if they’re considering energy efficiency improvements.

What level of Assessment do you need?

EPC assessments for commercial properties are classified into three levels:

Level 3 – Suitable for smaller commercial properties with basic heating and cooling systems.

Level 4 – Required for medium-sized buildings with more complex HVAC and energy systems.

Level 5 – Necessary for large or highly complex buildings that involve advanced energy modelling, such as shopping centres or high-rise office buildings.

What if I don’t meet my EPC target?

There are a few things we will always be able to suggest, such as:

  • Upgrading Lighting
  • Upgrading insulation
  • Upgrading HVAC Systems


However, one thing that could make a huge difference with no work required on your side, is to assess to a higher complexity – Level 5.

Level 5 assessments go into far more detail, and consider surrounding buildings and solar gains. If your building has large amounts of glazing, we are able to simulate some of the heating demand being met by the solar gain. This means that you may be able to improve your rating without doing anything.
